T&L Properties Group is a Memphis-based real estate investment company. We buy houses directly from owners, renovate them properly, and work alongside investors, buyers, and professionals across Shelby County.
Our story
Started with one house and a phone number.
T&L Properties Group grew out of buying, fixing, and holding property in Memphis neighborhoods where the traditional sales process kept failing people. Houses that needed too much work, estates nobody wanted to manage from out of state, landlords who had reached the end of a run — these were the situations that never fit a listing.
Today the business runs across four sides of the same market: buying from sellers, partnering with investors, selling renovated homes to buyers, and working with the agents, attorneys, and trades who make each of those possible. The common thread is local operation — we're not underwriting Memphis from a spreadsheet somewhere else.

Four commitments we hold to
Say the honest number
If a listing would net a seller more, we tell them. An offer we have to talk somebody into isn't a deal worth having.
Buy where we can operate
Memphis and Shelby County only. We stay inside the market we actually understand rather than chasing volume elsewhere.
Renovate for the neighborhood
Houses go back into service as homes — mechanicals first, cosmetics second, and no shortcuts hidden behind fresh paint.
Keep the relationship
Sellers, agents, lenders, and trades are people we expect to see again. That expectation shapes how every deal gets handled.
