What a T&L house means
Mechanicals first
Roof, HVAC, electrical, and plumbing are addressed before anything cosmetic. The parts you can't see are the parts that cost you later.
Documented scope
You get a written list of what was replaced, repaired, and left alone — including the things we chose not to touch and why.
Clean title
Liens, code cases, and probate issues are resolved before the house ever hits the market. You close on a property with a clear file.
Inspection welcome
Bring your own inspector. We'd rather fix a finding than argue about one, and we don't sell houses we wouldn't hand a report on.
Current inventory
Homes are released to our buyer list first.
Our renovation pipeline moves in small batches, so availability changes month to month. Join the list and we'll send addresses, photos, and scope documents as homes come to market — no drip campaign, no reselling your information.
